Are you putting down $7K as down payment and $7K as MSD ?
What is your annual mileage -- seems like 10K ?

Nope, 0 down and 0 drive off, 7 MSD. 10k mileage, yes 👍🏻 I know it says customer cash down $7k, but they told me it’s not being calculated into the payments, and my own calculations based on 0 down and 0 drive off result in a monthly payment that is $889, just slightly off of $904.53. I’ll double check with them regarding the $7k cash down line item.

It generally looks right to me, except for the total cap cost reduction of $7302 after line item 15. They’re subtracting X from the $9900 rebate, where X = 1st month’s payment ($904.53) + DMV fees ($938) + Upfront Doc + EVR fees ($118) = $1960.53, and so that number should be $9900 - $1960.53 = $7939.47 instead of $7302.31. I’m trying to clarify with them where that difference comes from.

I think the Shadowline trim looks better than the sport, and I like the practicality of 20" wheels since they don't have plastic inserts, and don't scratch from curbs, especially with the wider Michelin tires that I installed. I'm also not that much into the larger wheels, I think they look a little comical, while the 20" look just fine.

I realize I'm in minority as far as tastes are concerned, but pretty happy that I didn't have to spend extra 3-4K for cosmetics to get the car I wanted. So, can't complain.

Trying to understand MF calculation (and failing)

Trying to reverse engineer the Lease Decoder MF for this deal and failing. This is making me feel very dumb since math should just work!

I used Lease Decoder to check on BMW's current iX M60 offer on its website using the Important Info link.

The Decoder gives me:

Money Factor – 0.00111
Equivalent APR – 2.66%
Residual – 51%
Monthly Payment – $1,079
Term – 36 months
Miles – 30,000 (10K annually)
MSRP – $112,495
Adjusted Cap Cost – $90,320
Residual Value – $57,372
Total Cost – $38,844
Total Depreciation – $32,948
Total Rent – $5,896
Monthly Depreciation – $915
Monthly Rent – $164

Money Factor = (Lease Charge ÷ (Capitalized Cost + Residual Value)) x Lease Term

So for the above offer, I tried plugging in:

....38,844
--------------- x 36 = 9.468245
90,320 + 57,372


or perhaps:

38,844 + 9,279
--------------- x 36 = 11.73
90,320 + 57,372


or perhaps:

.....1,079
--------------- x 36 = 0.263 ÷ 2400 = 0.00011
90,320 + 57,372


But none of those are right (even though the 0.00011 is suspiciously almost right), so what is wrong with my calculations?

Perhaps does Money Factor = Lease Charge ÷ ((Capitalized Cost + Residual Value) x Lease Term)? But even that doesn't get my 0.00111 with the above numbers:

..........38,844
------------------------ = 0.007306
((90,320 + 57,372) x 36)


Here is the full December M60 offer on BMW's website. If anyone can tell me how Lease Decoder calculates a 0.00111 money factor from the information below, I'd truly appreciate it.

2 errors:
Your term is on the wrong side of the divisor. It should be in the denominator.

Money Factor = Lease Charge ÷ ((Capitalized Cost + Residual Value) x Lease Term)

Second, the lease charge is the interest cost. So, use $5,896.

----------------------- = 0.001109
(90,320 + 57,372) x 36

I’ve been told that MSDs cannot be applied to a buy rate MF as the buy rate is the lowest MF that can be written into a leasing contract. Anyone know if this is true?

This is a lie. I have marked up MF of 0.0009 lowered to 0.00048, which is lower than the buy rate.

Thanks, Ilya. Another dealer has already been willing to apply MSDs to the buy rate for me, so this was conflicting info (from the same person who told me that the current Dec MF isn’t lockable for a custom build, then later said his manager clarified that only the finance APR wasn’t lockable).

There’s no contract signing until the car is about to be delivered, so I’m just concerned that a dealer can promise the world but then backtrack when it comes to lease signing later on. No harm as I could always walk away then, but there’s the opportunity cost of not going with another dealer who will honor their deal and having the car arrive sooner than later.

Just got a confirmation from said dealer that he was mistaken - he left out a '0' i.e. the minimum rate for a lease is 0.00005 and not 0.0005. So 7 MSDs can definitely be applied to current buy rate of 0.0005 for a net MF of 0.00008.

x5legend24 you might want to clarify this with your dealer if it isn't too late.

Already did - he can’t help buyers in CA at this time, not sure why.

Dealing directly with dealers can be a bit painful, but as with anything it’s a learning experience The next time I’ll hopefully be wiser, whichever route I take.

For everyone having an issue with MSD's

It's incompetence, not malice.

Buy-rate is .0005, the minimum MF happens to be .00005.

A lot of them are just reading it wrong.

Post MSD would be .00008

Ask them to please double check the number of zero's and they should be fine. It's been confusing a bunch of people due to the extra 0.

I am still waiting for the money factor from the dealership.. I tried to plug these numbers into lease hacker, i think it is around 0.0005 (?) maybe someone might be able to verify if I am calculating it right? btw, sales tax of 6.875%.. thanks again

If we assume NYC sales tax (8.875%) and $500 title and registration and $599 dealer doc fee, it looks like they are using a marked up money factor of 0.0009 - see lease calculator here
