A good and safe place to start negotiations is to ask your perspective dealer(-s) to price out a car just like the one advertised by BMW FS's online for $229/month (BEV) or $269/month (REX) for 24 month/10K per year leases:

Compare dealer's quote to BMW FS's pricing, and that will help you identify all the creative ways they are padding their margins (money factor/APR, MSRP pricing, options' pricing, terms of lease, down payments, fees, etc).

Note, you will probably not follow-through on that build spec - it's unlikely you want a car just like the one advertised by BMW FS. Nor do you want to put THAT much money down on your lease as what BMW FS quotes, so your monthly payments a likely to be higher than those quoted above.

However, this gives you a verifiable baseline for keeping the dealer honest.
They know it too, so they will be less likely to abuse you.
