Buried tanks could be alarming. Because they're buried you never know what like it is down there till you dig it up. And if you are subject to EPA type stuff on the removal, there could be significant undisclosed liabilities there.
Not to rain on the parade, but I assume you'll write in a holdback of some of the proceeds until it was remediated without issue / undisclosed costs?
We did that for our well, because it failed the potable water test twice. So we withheld $10K, which wouldn't have been enough to drill a new one, but would have been better than nothing.
